Luxury townhome project Pinecrest Villas now 60 percent sold

Pinecrest Villas, a seven-unit luxury townhome development in the Village of Pinecrest, is nearly 60 percent sold with an expected delivery date of October 2016.

Four of the townhouses have sold to a combination of local and international buyers, Lizzie Padro, exclusive broker for the project, told The Real Deal. Padro, of Coldwell Banker Residential Real Estate, said residences range from $795,000 to $1.46 million. Hialeah Gardens-based RJT Construction is the developer of Pinecrest Villas, which is located at 11833-11847 Southwest 81st Road.

Units range from 2,500 square feet to 3,200 square feet on lots between 3,700 square feet and 4,800 square feet. Each townhouse features its own driveway, a two-car garage, an enclosed backyard with a trellis and pool, an outdoor kitchen, 10-foot ceilings, and landscaping.

Padro said construction crews are working on drywalling and framing for all seven townhomes, and they expect to begin on finishes by the end of March. The buyers are mostly young families with children who want to be near schools in Pinecrest. She said new construction, especially townhouses, are more appealing to her buyers “because of the value.”

Also in Pinecrest, GC3 Development and Bindor Development are building two new developments: Pinecrest Place, a single-family home project at 9600 Southwest 72nd Avenue, and Villas at Pinecrest, a townhome project at 7520 Southwest 100th Street. The townhouses start at $1.2 million and the homes at $2.5 million.
