Bergeron breaks ground for spec distribution center

Bergeron Properties & Investment Corp. started construction-site work for 170,373 square feet of speculative distribution space in western Pembroke Pines.

The 9.1-acre site of the spec building, called the Bergeron Distribution Center, is located at 19700 Stirling Road, just east of U.S. 27.

The Bergeron Distribution center would be the first phase of a business park development that would deliver 2.2 million square feet of space at a cost of $137 million.

Bergeron Properties & Investment set the asking rent at $6.75 per square foot.

Itasca Construction, the general contractor for the Bergeron Distribution Center development, expects to finish construction by the second quarter of 2017.

Berger Commercial Realty agents Keith Graves and Greg Milopoulos are marketing the development to prospective tenants.

“There is only so much industrial space available in Broward County,” Milopoulos told the South Florida Business Journal. “The Bergerons understand the need to jump ahead of the competition by building this facility on spec.”

The building will feature ceilings that are 32 feet high and tenant spaces as small as 21,950 square feet. [South Florida Business Journal] Mike Seemuth
