Aria on the Bay tops Miami-Dade weekly condo sales

Miami-Dade County’s condo sales ticked higher during the last full week of January, while the average sale price and price per square foot kept sliding.

Brokers closed 97 condo sales totaling $74.1 million from Jan. 21st to Jan. 27th. The previous week, brokers closed 81 condo sales totaling $70.6 million.

Last week’s units sold for an average of $764,239, lower than the $871,473 average sale price from the previous week. The average price per square foot fell just a dollar, to $542 from $543, according to data from condo.com. Condos closed after an average of 69 days on the market.

For the top 10 sales, prices ranged from $1.5 million to $7.5 million. Two sales broke the $5 million price barrier.

Aria on the Bay unit PH 15, at 488 Northeast 15th Street in Miami, took the top spot with a $7.5 million closing. Farrah Zarghami with Parsiani Real Estate had the listing. Heather McCabe with Beachfront Realty represented the buyer. The sale closed after 300 days on the market at $1,564 per square foot.

Monad Terrace in Miami Beach, unit 2F at 1300 Monad Terrace, closed for the second highest amount, $6.5 million, or $2,445 per square foot, after 94 days on the market. Jill Hertzberg with Coldwell Banker Realty had the listing. Bryan Harr with One Sotheby’s International Realty represented the buyer.
