Miami-Dade condo sales dollar volume jumps in April to $849M 

Number of closings rose to 979 from 796 in March

Miami-Dade County’s condo sales surged in April, with higher closings and total dollar volume. A $25 million unit at 57 Ocean in Miami Beach led the way.

April condo sales totaled $849 million, rising from $694 million in March. Brokers closed 979 sales last month, up from 796 sales in March and 704 in February, Multiple Listing Service data from Redfin show.

April sale prices ranged from $82,500 to $25 million, with a median sale price of $435,000. The price per square foot ranged from $113 to $4,228, with a median of $442 per square foot.

In March, sales closed with a median price of $455,000, and $460 per square foot.

A $25 million penthouse closing at 57 Ocean in Miami Beach topped April’s chart. Vlad Torgovnik, the chief information officer of New York City-based Millennium Management, bought unit PH2 at 5775 Collins Avenue for $3,869 per square foot after 166 days on the market. Dina Goldentayer with Douglas Elliman represented the sellers, Chuck and Klaudie Roberts. Christopher Jude with PGutman LLC represented Torgovnik.

Despite the eight-figure sale, the price was much lower than March’s priciest sale. Unit N-PH4 at Four Seasons Residences at the Surf Club in Surfside closed for a record $44 million.

In contrast, April’s cheapest sale was a Ro-mont South Green condo in Miami Gardens, at 20180 Northeast Second Avenue. Unit X7 traded for $82,500 — or $113 per square foot — after 60 days on the market. Attila Juhasz with LoKation had the listing, and Kery Dona with Real Estate Empire Group represented the buyer.
