Icebox Cafe first to sign lease at upcoming Aventura development

Icebox Cafe, a health-conscious eatery, is planning to open its fifth location in the upcoming Aventura ParkSquare — a mixed-use development with a health and wellness spin.

The 4,000-square-foot cafe is the first to sign a lease from the development’s planned 55,000 square feet of retail space.

Victor Ballestas, principal with ParkSquare developer Integra Investments, told The Real Deal that every aspect of the community, from the curbless roads and open staircases to the chosen restaurants and medical offices, will be centered on health.

ParkSquare will consist of five buildings, which will house a 207-room hotel, 131 residences, 100,000 square feet of office space, 55,000 square feet of retail space and 45,000 square feet of medical offices. Most of the retail space will be restaurants, Ballestas told TRD.

The condo units will be priced from $500,000 to $850,000, and will range in size from one to three bedrooms.

Ballestas said utilities are being piped into the eight-acre lot at the corner of 207th Street and ParkSquare Boulevard, which is currently vacant, and groundbreaking is expected to start in the summer.

The project is slated to open in early 2017.

Integra purchased the land for $21 million in 2013, after plans for another mixed-use development dubbed City Park Aventura ultimately fell through.
