Here’s who’s leasing around SoFla this week

Shared workspace group opening flagship location

Synergy Workspaces has leased the entire 32nd floor of One Biscayne Tower to open its flagship location.

The newly formed company, owned by the Grant family, signed a 14-year lease for 26,144 square feet valued at more than $13.5 million, according to a release.

Its first location will have 100 furnished private office suites, six conference rooms, a dining cafe and large common areas.

Brian Gale and Ryan Holtzman of Taylor & Mathis brokered the deal for the building owner.

“We are very enthusiastic about entering the Miami shared workspace market and servicing our members with the tools they need to succeed,” said Ron Grant in a statement. “We are very impressed with the growth of the Miami commercial real estate market and look forward to participating in the success of this great city.”

The group said it has plans to open several more shared workspaces in South Florida, though when that would happen is unclear.

The One Biscayne office tower, at 2 South Biscayne Boulevard, recently underwent renovations and was Gold LEED certified in 2014.

Cresa brokers 45 leases in first four months of 2015

Cresa, a corporate real estate advisory firm, said it has closed on 45 leases around Florida during the first four months of 2015.

That’s a total of 566,000 square feet, which Cresa values at about $70 million worth of leases.

Here are the notable leases in South Florida:

  • Steiner Education Group — 28,700-square-foot lease in Pompano Beach
  • Nearly Natural, silk flowers and plants firm —  40,000-square-foot lease in Hialeah
  • Nipro Diagnostics, medical device firm —  68,303-square-foot lease in Fort Lauderdale
  • IAVI Inc., audio-visual distribution company —  25,120-square-foot lease in Fort Lauderdale
  • Hajoca Corp., plumbing and industrial supply firm — 39,933-square-foot lease in the Miami Airport submarket

“We saw strong momentum from tenants in various sectors in the first quarter,” John Marshall, managing principal at Cresa, said in a statement. “Miami’s industrial market continues to hit on all cylinders and, without new construction, the office market continues its recovery. From Coral Gables to Downtown Miami and the Biscayne Corridor to Miami Beach, we’re negotiating attractive leases for companies with our tenants-only approach to the market.”

Booking agent for moving company renews lease

Beltman Group, a hauling and booking agency for North American Van Lines, has renewed its 113,718-square-foot lease in Pompano Beach.

This marks the 16th year that Beltman has operated from the Sample 95 Business Park. It uses the space as an office and warehouse.

Kathleen Alberts of Brenner Real Estate Group, who has represented Beltman for years, brokered the lease.
