There’s no question that rents in Miami are exploding. But one condo in Coral Gables came close to being the neighborhood’s most expensive rental of all time.

The condo in question is a two-story penthouse at 55 Merrick Way. It was pieced together from three units, now measuring 4,536 square feet, and sits on the top floor of the building.

The owner brought on Levi Meyer and Yvette Blanco of Fortune International Realty to list the residence with a starting price of $13,000 a month.

Meyer told The Real Deal that within three weeks, he and Blanco had a lessee ready to sign a contract. The final rate was $12,000 a month, signed by a local doctor.

So what does that hefty sum get you?

The residence is blanketed in all-white tile and hardwood flooring. Its appliances are all modern, and the kitchen comes with a nearly 40-foot cooking island. The space is broken up into three master bedrooms, three full bathrooms and one half-bath. All ceilings are double height, and each room has a plethora of tall, rounded windows. Furnishings were not included.

The extravagance, Meyer said, is really meant for the owner. She designed the unit for herself, but for one reason or another, needed to postpone moving in for a year or so.

In the mean time, she will collect payments from the fourth most expensive rental in all Coral Gables. The top three spots belong to units in the building at 13621 Deering Bay Drive, which have ranged in price from $14,500 to $16,500 per month.

Meyer told TRD that despite the unit’s defeat in Coral Gables, its $12,000 price tag is unmatched in the rest of South Miami-Dade County — South Miami, Pinecrest, Kendall, Palmetto Bay.
