Spec warehouse in Dania Beach sells for $22M

An Aventura-based group just paid $22.375 million for a spec warehouse in Dania Beach, marking its second industrial purchase since November.

Bridge Point Marina Mile, at 3400 Southwest 39th Avenue, is a 189,620-square-foot warehouse that was built earlier this year by Bridge Development Partners, a commercial developer with offices in Miami, Illinois, New Jersey and California.

The buyer is a company titled MSG Marina Mile, headed by Saul Gilinski, which has an address in Aventura. Gilinski is a managing member of more than a dozen holding companies, all of which share the same address: 2875 Northeast 191 Street, penthouse 1B, in Aventura.

Marina Mile sits just a quarter of a mile away from Bridge Point Port 95, another BDP project built last year, which also sold to a Gilinski-managed company for $26.6 million. That brings the group’s total investment to roughly $49 million for about 420,000 square feet of industrial space, split between three buildings.
