42-acre development site in Broward listed for $37M

One of the last remaining large parcels of platted commercial land in Broward County is on the market for $37 million, The Real Deal has learned. 

Colliers International South Florida has the listing for the four parcels on the corner of Atlantic Boulevard and Lyons Road in Coconut Creek, Sal Bonsignore, Colliers vice president told TRD.

“The property was site plan approved for big-box retail, so we’re looking for big-box retail,” Bonsignore said. “But we’re certainly also looking for large-scale office or retail projects — a mixed-use development.”

The land includes 2,400 feet of frontage along West Atlantic Boulevard, 1,300 feet on Lyons Road, and 300 feet on Banks Road. About 36 acres are in Coconut Creek and zoned Planned Commercial District. The remaining eight acres are in Margate and are also zoned for commercial uses.

Bonsignore and Colliers Assistant Vice President Clinton Casey are the property’s exclusive agents.

The land is approved for 318,249 square feet, including anchors of 171,069 square feet and 100,789 square feet, and a smaller 22,400-square-foot retail building, according to the property flier.

Luland Inc. and Coolidge Inc., own the land, Broward County property records show. Previous sales information was not available.
