Argentine developers plan office condo project in Ojus

A group of Argentine developers is planning to build an office condo tower in Ojus, just west of Aventura, The Real Deal has learned.

Privé Land Banking is awaiting site plan approval from Miami-Dade County for Forum Aventura, a proposed 12-story building at 19790 West Dixie Highway, Jacob Shprecher, vice president of operations for Privé Land Banking, told TRD.

“We’ve chosen our sales team and are finalizing that discussion and launching sales before the end of the year,” he said. Pricing is not yet available.

Aventura-based Privé Land Banking is owned by Argentine principals: CEO Javier Rabinovich and COO Mariano Karner.

The project, designed by Arquitectonica, will total about 95,000 square feet, including a 5,000-square-foot lobby with 30-foot high ceilings and two retail condos on the ground floor. Arquitectonica Interiors is handling the interior design, Shprecher said.

The rooftop will feature a 2,500-square-foot rooftop lounge with a conference room, kitchen and meeting area, and will have outdoor green space created by landscape architect Roberto Rovira, according to a fact sheet.

“The building has a very innovative design,” Shprecher told TRD“We’re gearing the design toward private family offices, people in the financial services area, attorneys, accountants and entrepreneurs who want to have their own private space. We know there is a very strong appetite for the project.”

Miami-Dade property records show WD 19790 purchased the 37,684-square-foot vacant site for $2.375 million in February 2015. The entity’s directors are Alberto Kamhazi and Jacobo Kamhazi. Alberto Kamhazi is a director of CK Holding Group in North Miami Beach, according to his LinkedIn profile. Shprecher said CK Holding Group is its development partner.

The office condo building is one of many development projects in the works for Privé Land Banking, which has been concentrating on land acquisition in the area, Shprecher said.

“We have multiple projects in the area which are currently in the design phase,” he said.

The company’s website names two projects, Aventura Square, where it plans a mixed-use project on two lots that will have both a commercial component including office and retail and a residential component; and a project in Edgewater, where it is assembling 70,000 square feet of land.

Privé Land Banking plans to begin construction on Forum Aventura in the first quarter of 2016.
