City considers rezoning near Miami Design District

The Miami Planning, Zoning and Appeals Board next week will consider a proposal to build a two-story retail building near the Miami Design District.

MacArthur Properties III proposed a rezoning for a 0.8-acre site located near thee Biscayne Boulevard exit ramp off Interstate 195.

MacArthur last year bought the property at 3701 and  3737 Biscayne Boulevard in two transactions totaling $7.25 million.

Miami attorney Melissa Tapanes Llahues, who represents MacArthur, said the developer plans to renovate a 9,123-square-foot building on the site, demolish an apartment building there and build 30,877 square feet of retail and parking space.

MacArthur has requested a rezoning due to a provision in the Miami 21 zoning code that “limits office and commercial uses to less than 25 percent of the building floor area total,” LLahues said.

The Miami Planning, Zoning and Appeals Board will consider the rezoning proposal on Wednesday.
