Former NFL cornerback Asante Samuel has sold his Southwest Ranches estate in Broward County, listing agent Ben Moss confirmed to The Real Deal

Moss, of ONE Sotheby’s International Realty, would not disclose the buyer, but said that the $7.5 million sale price sets a record per square foot for Southwest Broward County, including Weston, Sunrise, Plantation, Davie and Cooper City.

“Getting above $3 million in Davie and Southwest Ranches is a big deal,” Moss told TRD. “We branded the property, named it ‘the Compound,’ and came up with the hook, which is that it had a $1 million pool. The buyer told me he wasn’t even in the market to buy a house.”

Caryn Botknecht of Brown Harris Stevens | Zilbert represented the buyer. Samuel re-listed his 18,000-square-foot home for $9.5 million in April.

“The Compound,” at 5300 Ascot Terrace features nine bedrooms, 11 full bathrooms and two half-bathrooms, a 10-car garage and a $1 million pool. The pool is decked out with a grotto that has two flat-screen TVs inside, along with a water slide, spa and fire pit.

Other notable features of the home include its game room, theater room, gym, salon room and music studio. The property sits on just less than five acres in the gated Landmark Ranch Estates, which Moss calls a celebrity haven. Dwayne “The Rock” Johnson is among the handful of professional athletes who live in the community.

The L.A. Times first reported the sale.

Jason Kapit, the exclusive broker for the developer of Landmark Ranch Estates, said the transaction pegs a record resale price per square foot.

“Momentum is brisk within the community with only nine lots remaining of the 44 privately gated home sites,” Kapit told TRD. “With two lots under contract and two more spec homes currently under construction, buyers have demonstrated that they want a combination of luxury, privacy and space.”

Samuel, who played for the New England Patriots, Philadelphia Eagles and most recently the Atlanta Falcons, custom built the home in 2014, but decided that it was too big for his needs, Moss previously told TRD.
