The week in luxury: A map of Miami-Dade’s priciest condo sales

Condo sales took a dive last week in Miami-Dade County, with a stiff decrease in sales volume that reached even the upper echelon of luxury properties.

Despite the dip, there were still three multimillion-dollar condo sales last week. The most expensive was a two-story, oceanfront unit at the Ocean Two complex in Sunny Isles Beach. Unit 1108, which was listed by Denver Bright of Douglas Elliman, sold for $4 million after spending 273 days on the market — the week’s longest listing. Its price breaks down to $750 per square foot.

Following close behind was a penthouse at the Sobe Bay condominium in Miami Beach. Unit #PH-401, which is one of only nine residences in the building, sold for $3.787 million, or $742 per square foot, after sitting on the market for 221 days. Michael Bitton of Gary Hennes Realtors had the listing. The three-story unit boasts floor-to-ceiling glass windows, a loft-style floor plan and a massive 4,000-square-foot rooftop terrace with its own pool.

And the week’s final multimillion-dollar closing belongs to unit 4-D at the newly completed Faena House condo tower in Miami Beach. The “D” series of floorplans is the smallest offered at the tower, with a total of 1,727 square feet of living space including a a 420-square-foot balcony. This unit sold for $2.5 million, or $1,912 per square foot. Phyllis Winick of Douglas Elliman was the listing agent.

The remaining seven units of the week’s top 10 most expensive condo sales ranged in price between $1.25 million and $790,000.

Miami-Dade saw a total of 127 condos sell last week for $46.271 million. The previous week saw roughly $18.4 million more in sales spread over 41 more closings. Average prices were $364,339 per unit and $263 per square foot.
