Holiday shoppers aren’t the only ones in a rush this month: Realtors are racing to close out sales before the end of the year, especially in Miami-Dade County’s condo market.
Last week, the county saw a big jump in condo sales volume and expensive closings that easily outshined December’s sluggish beginning.
Out of the week’s top 10 most expensive sales, the No. 1 spot belongs to a $5.6 million closing at the Turnberry Ocean Colony in Sunny Isles Beach. This waterfront unit, which features floor-to-ceiling glass windows and a large balcony, sold after only 35 days on the market — nine days shy of being the week’s fastest sale. Krystal Marcus of One Sotheby’s International Realty had the listing for unit 1802-3, which traded for $978 per square foot.
Next up was a $4.4 million sale at the Four Seasons Residences in Brickell. Unit #55F, which is perched on the buildings southeastern corner, boasts views of Biscayne Bay and elegant style with hardwood floors and recessed lighting. The residence took 57 days to sell and closed for $1,189 per square foot. Brigitte Nachtigall of Great Properties International was the listing agent.
And finally, the week’s third-priciest sale was a marble-clad residence at the St. Regis Bal Harbour. The two-bedroom, two-bathroom unit #806 sold for a whopping $2,220 per square foot after spending 148 days on the market. Evandro Dos Santos of Turnberry International Realty had the listing.
Miami-Dade saw 150 condo sales last week for a total of $54.183 million. That’s a big improvement from the previous week, which had only 106 sales for $29.704 million. Average prices were $361,225 per unit and $252 per square foot.
