Pharmacy company Carepoint Partners has signed a 6,515-square-foot lease at the Miramar Park of Commerce, according to Sunbeam Properties, developer of the park. The company has taken space at 3133 Commerce Parkway in the park. “We felt like Miramar was more centrally located to better serve our customer area,” said Carepoint’s Laura Smith. The park has seen a significant rise in healthcare and biotech tenants in the last year, with more than 60 percent of tenants working in those two fields. “We plan to grow this industry sector in the park this year as well,” said Andrew Ansin, vice president of Sunbeam. — Alexander Britell

Apria Healthcare has expanded and relocated with a 10,154-square-foot lease in the Miramar Park of Commerce. The new lease is at the MPC-8B building, which is located at 10141 USA Today Way in the park. Apria is relocating from a 6,061-square-foot lease at MPC-2 in the park, where it has been a tenant since 1995. “We are thrilled to accommodate the expansion needs of tenants who have been in the park for a number of years like Apria,” said Andrew Ansin, vice president of Sunbeam Properties, the park’s developer. South Florida’s industrial market now features new Class A stock at 1985 rents. The stark reality of the market’s collapse has set prices back three decades, and landlords are doing all they can to stem the tide of vacancies and drive new tenant demand.
While some say employing a strategy of “blending and extending” is a good idea, dropping rents overall is not necessarily working quite yet.
In Miami, vacancy and availability rates rose to their highest levels in the past five years, in the second quarter, according to CB Richard Ellis. Rental rates are ranging from 20 percent to 25 percent below 2007 in many Miami submarkets. Miami-Dade’s average asking rental rate was $8.39 per square foot 2007′s second quarter. That compares to $7.69 in the second quarter of 2009. The good news is that lower rates are driving deals. [more]

A five-story, 122-room Hampton Inn & Suites opened at 10990 Marks
Way in Miramar Park of Commerce in Miramar. The lakeside development
was built by hotel development and management company Luckey’s
Management and is the first hotel in the corporate complex, which is
home to more than 160 companies and 1,000 employees. The hotel has

Corcoran to market Landmark: The Corcoran Group has been named the exclusive sales and marketing
agent for the Landmark in Palm Beach Gardens. The building is nearly 70
percent sold, according to a press release, with move-ins slated to
begin this summer. The developer previously handled the building’s
sales and marketing. The two- and three-bedroom units range in price
from $299,000 to more than $1 million. Amenities include valet parking,
