Builders sell Bridgehampton spec mansion for $17M

After getting their asking price on a spec mansion they built together, two Hamptons developers teamed up again, but fell short of their listed amount by $4 million. Still, the $17 million closing price is probably enough to call the project a success.

Builders Christopher Peluso and Richard Perrillon sold the custom house they built at 201 Sagaponack Road in Bridgehampton for $1,518 per square foot, Behind the Hedges reported. They put the home on the market for $21 million in March as the spring selling season got going. The relatively quick deal suggests they began the season willing to agree to a significant discount.

It is unclear how much Peluso and Perrillon poured into construction. A property history on Zillow shows the land was last sold in September 2021 for $4 million.

Douglas Elliman’s Paul Brennan and Martha Gundersen represented the sellers, while the brokerages Michaela Keszler and Paulina Keszler brought the undisclosed buyer.

Despite not having a particular buyer in hand, Peluso and Perrillon built what their representatives called a custom house, rather than a more conservative one with broader appeal, as is typical for spec homes.

The 11,200-square-foot abode sits on a 1.5-acre parcel and has a 22-foot great room with a dual-sided Italian marble fireplace, oversized heated gunite pool, 500-square-foot pool house and outdoor shower. There’s also a tennis court with U.S. Open colors and a stone patio with a built-in barbecue, outdoor refrigerator and sink.

The eight-bedroom, 12-bathroom home also comes with a generator and a solar power system.

The first time Peluso and Perillon joined forces was to build 15 Wainscott Stone Road in 2021. That home ultimately sold for its asking price, $11.5 million.
