Julia Roberts sells San Francisco home after remodel for $11.3M

Julia Roberts has sold the Presidio Heights home after an extensive remodel for $11.25 million, according to public records. 

The five-level home with more than 6,300 square feet was listed at $11.75 million on Oct. 8, went into contract Oct. 13 and sold Oct. 26, another indication that luxury buyers are getting off the sidelines after more than a year of holding back. 

The actress bought the six-bedroom home with four full bathrooms and two half-baths in early January 2020 for $8.3 million, just before the COVID pandemic, according to media reports at the time, relocating her family with husband Danny Moder from Los Angeles. 

“I think moving with three teenagers during a pandemic is not for the faint of heart,” Roberts told Closer Weekly in 2022, which added that her twins are rumored to be attending UC Berkeley.  “But we have pulled it off, and everyone seems good and happy.” 

The previous owners had been in the property since 1997. Roberts and Moder started filing work permits to remodel it just about a month after the purchase, according to filings with the city’s Department of Building Inspection. Changes in the cabinetry and fixtures were made throughout the 1907 house, which has northern views of the Golden Gate Bridge and San Francisco Bay from its rear. 

The primary suite on the home’s third floor has the bridge and bay views and the bathroom was remodeled into a “tranquil retreat” with a claw-foot bathtub, a shower, a water closet and a vanity nook “to prepare for the day,” according to the listing notes from Tania Toubba of Sotheby’s. She did not immediately reply to a request for comment.

A new powder room was added off the entry. There is a second main floor powder room between the dining room and the kitchen, which was remodeled as well. It has a breakfast nook, large marble island, two ovens, two dishwashers, two sinks, a wet bar, walk-in pantry and desk nook, according to the listing notes. There is also a new wood deck with built-in spa off the lower level exercise room as well.

The home at 3530 Washington is just a block away from the city’s biggest sale so far this year: the $34.5 million trade of a 9,500-square-foot view home that had been owned and renovated by a cloud-computing billionaire couple. No other sale has come close to that price point, though interest among the city’s luxury buyers appears on the uptick, with three homes in exclusive Presidio Terrace selling this month.

Max Armour of Compass represented the buyers of Roberts’ home, who have not yet been listed in public records. He declined to comment on the sale, but said that generally most trades in the $10 million and up range in the city are more about the needs of those individuals than a local or macroeconomic trend.

“Life moves on regardless of what’s happening in the world,” he said.
