A sprawling ranch about 90 minutes north of Dallas in Cooke County is up for grabs.

The 2,300-acre 5R Ranch, stretching along the south bank of the Red River, has been listed for nearly $25 million, the Dallas Morning News reported. Dallas-based Icon Global Group is marketing the property, priced at about $10,900 per acre.

The property features a hilltop mansion, beaches, agriculture and an expansive network of trails. There’s an abundance of wildlife, including white-tailed deer, waterfowl, turkey, hogs, bobcats and coyotes. 

“5R represents an idyllic and tranquil family or corporate recreational retreat in a highly sought after area which has rapidly increased in value in recent years,” Icon Global’s Bernard Uechtritz said in marketing materials. “It is rare to find such a large, diverse ranch available, and rarer still to find a parcel with such river frontage.”

A surge in development along Interstate 35 from Dallas to Gainesville enhances the property’s appeal, Uechtritz added.

The mansion has a large wrap-around terrace, game room and an outdoor lounge with a firepit. There’s also a patio off the main bedroom suite.

A cache of luxury ranches outside Dallas-Fort Worth have hit the market since last year. In July, the 546-acre Possum Kingdom Ranch in Palo Pinto County was listed for $10 million, and a 13-acre spread in Flower Mound was priced at $22 million earlier in 2023.

Icon Global is the brokerage behind a number of luxury ranch listing in North Texas. The firm made headlines in November, when it represented NFL legend Terry Bradshaw in the sale of his 800-acre ranch near the Oklahoma border. Although the sale price wasn’t disclosed, the property was last listed for $22.5 million.

Icon Global also listed an East Texas ranch for $22.5 million in October.
