Sales of $1 million-plus apartments in Manhattan fell 6.22 percent in the first half of 2008, compared to the same time last year, but still accounted for almost half of Manhattan sales. During this time, the average sales price for apartments over $1 million jumped 22.9 percent. The high-end market, which has seen record sales at 15 Central Park West and the converted Plaza Hotel, is supported by foreign investors taking advantage of the weak dollar, and high 2007 bonuses on Wall Street, but an analyst at StreetEasy.com predicts sales and prices will start to drop in the fall.
