After launching sales roughly two years ago, the 269-unit Crystal Point condo on the Hudson River is 60 percent sold, according to Fisher Development Associates. Roughly 50 percent of the units have closed. Asking prices for the one-, two- and three-bedroom condos start in the mid-$500,000s. Buyers have begun moving in at the new eco-friendly condo by Toll Brothers and the Kibel Companies. Closings began in July at the 12-story building, which is registered for LEED certification and recently received financing approval from Fannie Mae. The project is now over 60 percent sold. Among the 128 condos offered are studios beginning at $575,000, one-bedrooms beginning at $685,000, two-bedrooms beginning at $1.15 million and three-bedrooms beginning at $2.1 million. Construction is complete on the former elementary school turned luxury condo, which has also received its temporary certificate of occupancy. The L + M Development Partners property is approved for Federal Housing Administration financing, and contains 75 units ranging in size from 762 to 1,630 square feet and in price from $450,000 to $899,000. Developer Related Companies and construction manager Tishman Construction have topped out the 60-story mixed-use development. The $800 million project will contain 800 residential units — both rentals and condos — of which 163 will be designated for affordable housing.
