New luxury rental to rise in Boerum Hill

Looks like a new luxury rental property is in store for Boerum Hill. Brownstoner reported that the Department of Buildings has approved permits for an eight-story, 85-unit building at Bergen Street and Third Avenue.

The permit lists an address of 312 Bergen Street, though renderings on the architect’s website indicate an address of 316 Bergen.

ODA Architecture is the architect on record. As The Real Deal previously reported, the Naftali Group partnered with investment management advisor AEW to buy the site. According to public records, they paid $6.72 million for the lot in May. As of July, the units were expected to rent in the low $50s per square foot.

ODA’s website says the building will contain studio to two-bedroom rental units. There will be two penthouse floors.

Other amenities include a roof deck, a health club, a parking lot and resident lounge. [Brownstoner]Zachary Kussin

    Mmm….luxury rentals $50/foot a block from the Housing Projects. While I get gas there at the corner of 3rd Ave. and Dean, park near there when I go to Target, Pathmark, Atlantic Center and Barclays shopping, I’ve got to say my husband and I put the kabash on buying a brownstone there a few years ago– we loved it, so talked to neighbors. One, sitting on her stoop, told me she woke up one night and found a homeless guy at the foot of her bed staring at her. Having a job working with the homeless, she talked him down and into leaving without calling the cops as a promise. Really want to live there? Great transportation, Barclays and shopping, but as the song goes “Walk this Way,”– and by “this way” I mean towards Barclays, not the other way. All my opinion of course.
