A 12,327-square-foot retail condominium at the Hit Factory is up for grabs, asking $8.7 million, the broker marketing the property told The Real Deal exclusively.

The 421 West 54th Street condo building is located at the base of the famous site, where songsters Michael Jackson, John Lennon, Paul Simon and the Rolling Stones have produced music.

The 8,787-square-foot space is currently home to long-term tenant Gibson Guitar Studio, which recently signed a new 10-year net lease, and features 34 feet of frontage facing 54th Street. The spot also boasts 13-foot ceilings and a 24/7 concierge.

Situated in Midtown West, the building was converted to residential use after the Hit Factory studio closed in the late 1990s.
