5 cheapest Manhattan sales of the week

Small units in luxury buildings among least expensive sales

A Washington Heights co-op that sold for $158,000 was the cheapest single-family deal last week in Manhattan. The two-bedroom, income-restricted apartment is on the first floor of a 20-unit building at 509 West 160th Street.  Agent Brian Byfield had the sale, according to StreetEasy.

The second least expensive sale this week was a co-op at 208 West 119th Street in Central Harlem for $179,000, but neither broker’s information nor details on the third-floor unit were available on StreetEasy. Two other apartments on the floor closed in as many months for the same price.

We head downtown for the third most modest buy, a co-op at the top of 293 Riverside Drive on the Upper West Side that sold for $265,000. The broker’s information was not available on StreetEasy, but the 400-square-foot was last sold for $255,000 in 2007, according to the site. As unit #5B in a four-story building, the area is likely an extra space for the apartment below.

The fourth cheapest sale of the week, a J.E.R Carpenter-designed co-op at 625 Park Avenue in Lenox Hill, went for $267,000 and was likely part of a larger deal for a multi-unit on the same floor for a whopping $21.5 million. A limited liability company known only as SSRE bought both units on the same day. The limestone building itself is a luxury pre-war that houses 56 units. The seller was the 625 Park Corporation, associated with real estate company Wallack Management. The broker’s information for either deal was not available on StreetEasy.

Rounding out the list was a Central Harlem 400-square-foot condo at 48-54 West 138th Street in Saint Anne’s Court that sold for close to $279,000. Two brokerages — Bohemian Realty Group and Warburg Realty — run sales exclusively at the location. — Angela Hunt
