From a skyscraper on the Far West Side to the new plans for the 5Pointz site, a wide variety of permit applications were filed with the city in July. Queens saw three big permit applications this month, while Manhattan saw four. Two of July’s top 10 permit applications were in Brooklyn and one in the Bronx. Here’s a roundup of last month’s largest projects, from PropertyShark.
1. 500 West 33rd Street/30 Hudson Yards The largest permit application in July was from Related Group. The application calls for a 3,423,666-square-foot development at Hudson Yards. The property will include around 2.6 million square feet of office space, as well as approximately a million square feet in retail on an adjacent podium, according to YIMBY. While this project’s application with the Department of Buildings calls for a 68-story skyscraper, Related has announced that the tower will be 80 stories tall. Kohn Pedersen Fox is the architect of record. According to YIMBY, a construction loan for the tower will close in mid-2015, which is when it will sprout up. Time Warner will be the anchor tenant at the office tower at 10th Avenue and 33rd Street, taking up space up to the 38th floor.
2. 22-44 Jackson Avenue The second biggest permit filed, and the biggest in Queens for the month, was for the former 5Pointz site, where the original structure is scheduled to be demolished in October. Once a haven for graffiti artists, permits were filed last month for 22-44 Jackson Avenue. David and Jerry Wolkoff are developing the site, where a new mixed-use development will rise. The project totals more than a million square feet and will include 1,000 apartments, 210 of which will be below market rate. The developers have also promised to include 12,000 feet of artist studios into the two-tower project. The north tower will include retail space.
3. 606 West 57th Street TF Cornerstone is planning to construct a 992,938-square-foot development at 606 West 57th Street. The tower – which will be 440 feet and 42 stories tall – will include 40,000 square feet of retail space. The remaining 952,938 square feet will be dedicated to 1,028 apartments. The building, to be located on the corner of 57th Street and 11th Avenue, is slated to replace a Lexus and Acura dealership at the location. SLCE is the architect of record.
4. 43-22 Queens Street Rockrose Development is looking to build a residential development at the site of the former Eagle Electric Warehouse (see picture above). Rockrose will build a 54-story tower, but will leave the original structure largely intact. Rockrose – which has a total of 2,500 units in the works in the Court Square area – is planning to add 783 units in this tower, which will be 580 feet and 54 stories tall. The entire development will encompass 623,337 square feet. Of that, 34,477 square feet will be devoted to retail. Rockrose bought the old warehouse in 2012 for $48 million.
5. 33 Bond Street TF Cornerstone is planning a 25-story building at this Brooklyn location. The project, totaling 599,375 square feet, will include both retail and residential. The building will house 714 apartments, spread across 546,480 square feet. Twenty percent of the apartments are slated to be below market rate. The project will include about 30,000 square feet of retail space. TF Cornerstone bought the location – which used to hold a five-story parking garage – from Thor Equities for $70 million.
6. 112-51 Northern Boulevard
Eastern Emerald Group has proposed an 11-story mixed-use building for this Corona, Queens location, which will total 350,186 square feet. While prior plans included a 250-room hotel, July’s permit application calls for 257 residential units. The building will be divided among 175,090 square feet of residential, 145,910 square feet of commercial and 29,186 square feet of retail space. The site will have 600 parking spaces.
7. 262 Kent Avenue
Jed Walentas’ Two Trees applied for permits to construct a 30-story tower at its Domino Sugar Factory location. This is the third tower of the firm’s waterfront development in Williamsburg. The project – slated to total 281,869 square feet – will be almost exactly split between commercial and residential space. The building includes about 142,000 square feet of office space from the second through the 17th floors. The remainder of the space, more than 139,000 square feet, will be spread across 93 residential units. Ismael Leyva is the architect of record.
A 12-story residential building has been proposed for this location. The application for the permit calls for 211,520 square feet that will be divided among 248 apartments. Webster Avenue HDFC is the developer, while architecture firm COOKFOX is designing it. A one-story warehouse currently occupies the East Tremont site.
Plans were filed for a 198,890-square-foot residential development at First Avenue and 89th Street. The development will have 78 apartments divided across 34 floors. The permit application calls for 3,588 square feet of retail space on the ground floor of the SHoP-designed building. The apartments will average about 2,400 square feet per unit. Anbau Enterprises bought the site last year for $33 million.
DDG applied for a permit to construct a 31-story residential tower at this Upper East Side location, which it bought for $70 million from Muss Development. The tower is a proposed 469 feet tall and the entire project is a planned 183,781 square feet. The new development will include 44 units that’ll average nearly 3,500 square feet each. HTO Architect is the architect of record and DDG is the design architect of the project.
