Simon Dushinsky, the developer who is planning a massive rental project at the site of Brooklyn’s Rheingold Brewery in Bushwick, has filed plans for a 398-unit rental building at 10 Montieth Street, according to a permit application filed with the Department of Buildings this morning.

Dushinsky’s Rabsky Management filed an application with the DOB to construct a seven-story, 380,000-square-foot property with roughly 5,000 square feet of retail space at the corner of Montieth Street and Bushwick Avenue, about four blocks from the Flushing Avenue J and M subway station.

In an odd detail, the application says 26 of the building’s apartments will be placed in the cellar, along with amenities such as a gym, screening room and party room.

Eran Chen of ODA is the architect of record. New York YIMBY first reported the news of the permits.

Representatives from Rabsky were not immediately available for comment. The development firm paid $53 million last year to buy the site, property records show.

In December 2013, the New York City Council approved a zoning change that allows for nearly 1,000 apartments at the site, so it’s likely that more permit applications are in the cards.
