Andru Coren planning Greenpoint resi building

Developer and Pace Plumbing president Andru Coren filed a permit application for a 12-story, 60-unit residential building at 29 Clay Street in Greenpoint.

A previous rendering released by architect of record AB Architekten in February had pegged the planned building at 70,000 square feet, but the new plans show a scaled-down variation, at around 48,000 square feet.

The building will have one apartment on the first floor, seven on the second, eight each on the third and fourth, five on each of the second through 10, two on the 11th and one on the twelfth.

The modernist building will feature copious outdoor space, with many apartments having balconies, and communal, outdoor recreation spaces planned both on the 6th floor and on the roof.

Pace Plumbing, founded in the 1960s by Harold Block, is one of the city’s top plumbing and fire protection contractors. Coren, the firm’s president, developed its new headquarters, built on top of its previous home at 41 Box Street, just a few blocks from the Clay Street site in Greenpoint. AB Architekten designed that structure as well.

The company also owns 449 Troutman Street in Bushwick. That building, a former factory, was illegally converted to residential units before 2001. The company, which bought it in 1999, filed plans in 2014 that would legalize the rental units, but was denied by the city last month.
