Top 10 biggest real estate projects coming to NYC

Queens developers dominated the list of March’s largest real estate permit filings, accounting for half of the top 10 projects. Monadnock Development’s affordable, 226,000-square-foot One Flushing project took the cake, leading a field composed primarily of medium-sized residential projects with ground floor retail.

It was a relatively quiet month on the whole. Just half of March’s largest projects crossed the 100,000-square-foot mark, and only one – New Empire Real Estate’s 122-unit Midtown East condominium tower – is slated to rise higher than 20 stories, according to data from PropertyShark.

133-55 41st Avenue, Queens

Gowanus-based affordable builder Monadnock Development filed a permit application for a nearly 232-unit, 227,000-square-foot residential, retail and community facility building on a city-owned plot in Flushing. Bernheimer Architecture is designing the 10-story structure, to be known as One Flushing, with SLCE Architects in place as architect of record.

131-141 East 47th Street, Manhattan

Bentley Zhao’s New Empire Real Estate is planning a 122-unit, 151,000-square-foot condominium tower in Midtown East. The 49-story building will feature amenities including a gym, a children’s playroom and a sunken garden. SLCE Architects is the architect of record.

253-261 Third Avenue, Manhattan

Matthew Namer’s Alfa Development is planning a 20-story, 105,000-square-foot condominium building with ground floor retail in Gramercy Park. The BKSK Architects building will hold 65 units. The Chelsea-based developer bought the property for nearly $70 million last year from Kevin Maloney’s Property Markets Group and Kasra Sanandaji’s Apex Investments.

6804 Tides Road, Queens

Benjamin Companies and the Beechwood Organization filed a permit application for an 88-unit, 104,000-square-foot apartment building in the Rockaways. The seven-story structure is the final phase of the developers’ massive Arverne by the Sea project, the multi-family portion of which is known as “The Tides.”

198 Johnson Avenue, Brooklyn

David Schwartz and Martin Nussbaum’s Slate Property Group is planning a 117-unit, 100,000-square-foot residential with ground floor retail in East Williamsburg, Between Humboldt Street and Bushwick Avenue. The developer is ground leasing the land from Martin Shnay’s Lindsay Bushwick Associates. Aufgang Architects is the architect of record for the project.

131-09 Fowler Avenue, Queens

Flushing-based W&L Group filed a permit application to build an 80-unit 74,000-square-foot residential and retail building in its home neighborhood. The developer paid $10.2 million for the property in 2014. The company is also developing the Gene Kaufman-designed Indigo Hotel in the Financial District.

38-70 12th Street, Queens

Another Flushing-based firm, Alex Lau’s Ampiera Group filed a permit application to build a 139-key, 80,400-square-foot hotel in Long Island City. My Architect PC is architect of record for the 16-story building, which will feature a restaurant and bar on its top floor.

131-01 39th Avenue, Queens

King’s USA Group is planning a two-story, 58,000-square-foot commercial space and storage facility in Downtown Flushing. Perkins Eastman is the architect of record on the project. The company is planning a massive 632,000-square-foot mixed-use development in the area, which would be affected by the by the Flushing West Rezoning plan being considered by the city.

429 89th Street, Brooklyn

Sheepshead Bay-based Allied Properties filed a permit application to build a six-story, 49,000-square-foot private school building in Bay Ridge. The structure will house 29 classrooms, a gym, two squash courts, a library, a theater and a cafeteria. Edward I Mills & Associates, based in Tribeca, is the architect of record.

1084 Ogden Avenue, Bronx

Longwood-based nonprofit Housing Options and Geriatric Association Resources is planning a 29,000-square-foot residential facility for mentally ill people who are able to live alone, to be funded by the New York State Office of Mental Health. Catania-Nack Architects is the architect of record for the 50-unit project.
