Townhouses top list of luxury contracts inked last week

Condo or townhouse? The answer to the age-old question every buyer with $4 million or more to plunk down on a home was – at least last week – the latter.

For just the second time this year, a pair of townhouses claimed the top two spots on the week’s luxury contract list.

A 7,051-square-foot townhouse at the Greenwich Lane asking $25.5 million and a 25-footer on West 13th Street with an ask of $16 million topped the list of luxury contracts signed for the week of Nov. 14-20, according to the Olshan Realty luxury market report.

This is only the second time this year (the first was back in February) when townhouses took the top two spots on the list.

There were a total of 20 contracts signed at $4 million and above for the third week of November, with the average discount from the original asking price at 6 percent.

The top contract went to a townhouse at Rudin Management’s condominium project on the site of the former St. Vincent’s Hospital.

The nearly 23-foot-wide home has five bedrooms, five baths and access to the condo’s amenities including concierge, doorman and fitness center.

The No. 2 contract went to 225 West 13th Street, a three-story, 6,925-square-foot home with a recording studio in the basement used by LCD Soundsystem record label DFA Records.
