Procida plans two-building Bronx rental complex

Twin properties would hold 206 apartments

UPDATED, Feb. 7, 10:33 a.m.: The Procida Development Group is planning to build 206 rental units in the southeast Bronx’s Parkchester neighborhood, according to the company.

The units would be spread across two separate buildings. A permit application for one of the buildings, located at 2047 Newbold Avenue, was filed with the Department of Buildings on Wednesday.

That building would span 96,767 square feet, and include 124 residential units and a 1,350-square-foot community facility. The second building next door on Westchester Avenue will span 74,262 square feet and will feature 82 units and just under 8,000 square feet of retail space, Procida’s Peter Procida said.

Half of the units will be reserved for people who earn at 60 percent and below the area median income. The other half is reserved for people who make 80 percent of the area median income. The complex would be financed by the city’s Department of Housing and Urban Development and the Housing Development Corporation.

Magnusson Architecture and Planning [TRDataCustom] is the architect of record, the filing shows.

Procida Companies, led by Mario Procida, has four other affordable-housing complexes in the Bronx including Park West, Melrose Court, the Orion and Plaza de Los Angeles, according to the company website.

Last month, Procida joined with developer Brisa Builders and the Church of God of East Flatbush to file plans to build 512 below-market rental apartments in Brownsville.

Procida also developed the Dillon, a seven-story, 83-unit building at 425 West 53rd Street that sold out in 2013. The firm partnered with Kaufman Astoria Studios to develop a 33-unit condominium at 34-32 35 Street in Astoria.
