Nonprofit to bring supportive 126-unit resi building to Brownsville

Project from Breaking Ground is coming to 845 Howard Avenue

UPDATED, 2:44 p.m., Jan. 11Breaking Ground is planning a 126-unit apartment building in Brownsville.

The nonprofit organization, which focuses on providing supportive housing to the homeless, has filed plans for an eight-story building at 845 Howard Avenue, according to the Department of Buildings. The site is currently a vacant lot spanning 20,000 square feet.

The building will be called Edwin’s Place and is expected to stand 80 feet tall and span 98,800 square feet, with 3,079 square feet of commercial space. There will be 47 units set aside for low-income residents, with rents starting at $462 per month for a studio, $590 for a one-bedroom, $718 for a two-bedroom and $821 for a three-bedroom.

Breaking Ground runs more than a dozen properties throughout New York City and other locations. Its properties include the Andrews at 197 Bowery and the Hegeman at 39 Hegeman Avenue, and in April, NYCHA selected it as the developer for a 149-unit senior housing project at East 142nd Street between Willis and Brook avenues in the South Bronx.

Brownsville saw what may have been its priciest-ever single-building sale in December with Shulem Herman’s $53 million purchase of a six-story, 164,000-square-foot property that is home to Brownsville Ascend Lower School.
