Humanscale will lease the entire 15th floor

A company that designs and manufactures ergonomic office products is moving its headquarters from NoMad to Midtown.

Humanscale has signed a 10-year lease for 33,000 square feet at 1114 Sixth Avenue, which is also known as the Grace Building, the Commercial Observer reported. The office product company was previously based at 11 East 26th Street, and it will occupy the entire 15th floor at the Midtown property, which is co-owned by Brookfield Property Partners and the Swig Company.

Asking rent on the lower floors of the property is in the high-$80s per square foot.

The Grace Building stands 49 stories tall and spans 1.6 million square feet, including a 30,000-square-foot outdoor plaza and 42,000 square feet of retail space. Other tenants include Sweetgreen, Bluestone Lane, Kreuther Handcrafted Chocolate and Flow Traders.

Swig and Brookfield also control the ground lease to the building next door, 1100 Sixth Avenue. Bank of America will be taking all 400,000 square feet of the building in 2019 after HBO moves to Hudson Yards. [CO] – Eddie Small
