Jay Group planning 49-unit building in Prospect Park South

Project at 1694 Church Avenue would also include 7K sf of commercial space

Joel Kohn’s Jay Group is planning a 49-unit mixed-use building in Prospect Park South.

The eight-story building at 1694 Church Avenue will stand 84 feet tall and span about 41,000 square feet, split between 34,000 square feet of residential space and 7,000 square feet of commercial space, according to plans filed Friday with the Department of Buildings.

The site is currently home to a one-story 99-cent store, and demolition permits were filed for it last June.

Kohn did not respond to a request for comment.

The Jay Group purchased a five-building portfolio in Harlem earlier this summer at 54-62 West 125th Street for $26.5 million from Ares Management.

Developer Bentley Zhao is planning a 115-unit project nearby at 222 East 21st Street that would span about 82,000 square feet.
