This UES townhouse listed for $77M in 2015. It’s back.

If at first you don’t succeed, wait four years and try again.

A mansion on the Upper East Side that was on the market four years ago for $77 million has just been re-listed for a reduced price of $67 million.

The seven-story townhouse is at 12 East 63rd Street, between Fifth and Madison avenues, is back on the market for $5,153 a square foot. The home has seven bedrooms and eight-and-a-half bathrooms, spread across 13,000 feet of internal space, as well as a private garden terrace.

The basement houses a 20-foot swimming pool, massage room, and fitness studio. There is also a screening room, a library, staff quarters and an elevator to tie it all together.

The townhouse was bought for $19.6 million by Greenfield Properties II LLC back in 2010.

The interior was then rebuilt by Canadian architect Armand Dadoun, who previously worked on the George V Hotel in Paris, the Peninsula in Shanghai and the Four Seasons Hotel on Park Lane in London.

Carrie Chiang and Loy Carlos of the Corcoran Group are co-listing the property with Douglas Elliman’s Richard Steinberg, Emanuele Fiore, Alexander Mignogna and Lauren Keegan.

In 2015, the house was listed for sale at a whopping $77 million, but no buyer ever materialized.

Even at $67 million, it’s an ambitious price. The Manhattan townhouse market has been sluggish of late, with a handful of notable sales in the last year. Oligarch Roman Abramovich sold his Upper East Side townhouse assemblage to his ex-wife for over $90 million. David Koch also spent just over $40 million on Joseph Chetrit’s UES mansion. Aside from those deals, no other townhouse sale in 2018 eclipsed $40 million.
