Modernized carriage house trades for $12M in the West Village

In the world of New York City residential real estate, a three-story carriage house once rented by a pop star sold for about $12 million and a Palm Beach, Florida-based couple buys in Lenox Hill. Here are the details of several eye-catching deals to recently hit public records.

1. In the West Village, David Aldea sold his modernized carriage house for $11.5 million, or about 2,000 per square foot, to Cornelia US Holdings Corp. The property, located at 23 Cornelia Street, had been on the market since 2017, with an original asking price of $24.5 million. Aldea picked up the three-story, 5,500-square-foot home in 2005 for about $5.3 million, and in 2016 Taylor Swift rented it for $39,500 a month. The Corcoran Group’s Deborah Grubman, Laurence Carty and Marcus Buchmeier had the listing.

2. Fashion industry giants Mark Lee and Ed Filipowski, through trusts, parted with their coop at 465 West 23rd Street, also known as the London Terrace Towers, in West Chelsea for about $7.4 million. Lee is the former CEO of Barneys New York, a role he retired from in 2017, and Filipowski is the co-chairman of fashion services agency KCD. Event planner Bronson Van Wyck, co-founder of Van Wyck & Van Wyck event production company, bought the pad, also through a trust.

3. John and Mary Gerzema snapped up a penthouse at 24 Leonard Street, a parking-garage-turned-condominium by developer Charles Dunne, for about $9.86 million. It appears to be the first unit sold in the property, according to property records. John is CEO of analytics firm the Harris Poll, and Mary is an executive at cosmetics firm Shiseido.

4. William Diamond and Regine Traulsen bought a co-op at 965 Fifth Avenue in Lenox Hill for $5.1 million. Diamond was a former commissioner of the New York City Department of Citywide Administrative Services and a former a town councilmember in Palm Beach, Florida. Traulsen is a fashion designer. The seller was Seymour Holtzman, who is on the board of Destination XL Group, a retailer that specializes in big and tall men’s clothing. A partnership led by Diamond recently sold an eight-unit apartment building in the Upper East Side to Ditmas Management.
