A Trump Plaza penthouse trades for $3M

In New York City last week, buyers and sellers rushed to close deals for luxury homes, ahead of July 1, when the new mansion tax kicks in. Case in point: the sale of two condominiums at 432 Park Avenue for a whopping $61 million. Here’s a look at some of the other top sales that caught our attention.

1. At Vornado Realty Trust’s 220 Central Park South, Villa 4 sold for about $33.3 million, or roughly $6,667 per square foot. The buyer was anonymous, masked by the entity 220 CPS 41 LLC. The five-bedroom, fourth-floor unit measures 4,994 square feet. Villa 6 recently sold to another anonymous buyer for $39 million. Corcoran Sunshine Marketing Group is handling sales at the luxury development.

2. The penthouse at Atlas Capital Group’s 42 Crosby Street in Soho is officially off the market, thanks to an anonymous buyer — 42 PSC LLC — who snapped up the 5,853-square-foot pad for $19.1 million, or $3,264 a foot. The sponsor unit popped up on StreetEasy in March, asking $24.995 million. Douglas Elliman’s Jade Chan, Madeline Hult Elghanayan and Kirk Rundhaug had the listing.

3. An entity called To The Window To The Wall LLC shelled out $6 million for 15 Commerce Street, a townhouse in the West Village. The LLC is registered to the same address as the family office of the founder of Glaceau, known for VitaminWater. The seller of the three-story home was restaurateur Adolfo Suaya, who bought the property in 2013 for about $3.6 million. The 21-foot-wide building hit the market again in October, asking $7.3 million. Douglas Elliman’s Leslie Mason had the listing.

4. The Trump Organization sold a penthouse at Trump Plaza, which has an address of 167 East 61st Street, for $3.1 million. The buyers were recorded as Conor Kelly and Maria Carmen Lopez Del Escobal, who had bought a 30th-floor co-op at the property in 2014 for $975,000 but resold it last month for $2.1 million. The buyer of that unit was Cadia (USA) Inc., registered with attorney M. Nader Ahari.
