JPMorgan’s long-awaited plans for a new corporate headquarters in Manhattan are now officially on file with the city.
The banking giant’s upcoming tower at 270 Park Avenue topped June’s list of the largest projects coming to New York City by a wide margin. The 57-story tower would span about 1.9 million square feet, more than double the size of June’s second place project: a roughly 415,000-square-foot development from Eliot Spitzer and the Related Companies at 451 10th Avenue.
Overall, the list was split between three projects in Manhattan, three projects in Brooklyn, three projects in Queens and one project in the Bronx. No Staten Island projects made the cut last month.
The full list of June’s top 10 biggest real estate projects is below:
1. 270 Park Avenue, Manhattan
The largest project filed for New York last month was JPMorgan Chase’s massive new Midtown East headquarters planned for 270 Park Avenue. The City Council unanimously approved plans for the project in May, and the finance company filed plans for it with the Department of Buildings in June. The development will span about 1.9 million square feet and stand 57 stories tall. It is the first project to take advantage of the city’s Midtown East rezoning.
2. 451 10th Avenue, Manhattan
Plans for a new Hudson Yards development from Eliot Spitzer and the Related Companies took second place. The project at 451 10th Avenue would span about 415,000 square feet, split between 268,000 square feet of residential space, 33,000 square feet of commercial space and 114,000 square feet of community space. It would stand 44 stories tall with 526 residential units, including 126 units of senior housing.
3. 54 Crown Street, Brooklyn
The first Brooklyn project to make the list was at 54 Crown Street in Crown Heights, where Carmel Partners is planning a 398,000-square-foot project, split between 389,000 square feet of residential space, 7,000 square feet of commercial space and 2,000 square feet of community space. The building would stand 17 stories and 175 feet tall and include 569 residential units.
4. 121 West 125th Street, Manhattan
L+M Development’s Harlem project took fourth place for June. The development firm is planning a roughly 358,000-square-foot project at 121 West 125th Street, split between 137,000 square feet of residential space, 25,000 square feet of community space and 195,000 square feet of commercial space. It will stand 205 feet and 17 stories tall with 171 residential units.
5. 24 Boerum Street, Brooklyn
The Collective’s co-living project at 24 Boerum Street in Williamsburg took the No. 5 spot. It will span about 302,000 square feet, split between 162,000 square feet of residential space, 130,000 square feet of commercial space and 9,000 square feet of community space. The building will stand 27 stories and 317 feet tall, and it will contain 254 residential units. It marks the first project in the U.S. for The Collective, a London-based co-living company.
6. 1580 Story Avenue, Bronx
Joel Braver’s residential project at 1580 Story Avenue in the Bronx grabbed the No. 6 spot. It would span about 293,000 square feet and stand 19 stories tall with 562 residential units.
7. 268 Barbey Street, Brooklyn
Bushburg Properties is planning to build a roughly 274,000-square-foot mixed-use project in Cypress Hills at 268 Barbey Street. The project will be split between 239,000 square feet of residential space, 30,000 square feet of commercial space and 5,000 square feet of community space. It will stand 14 stories tall with 336 residential units.
8. 46-09 69th Street, Queens
The first Queens project to appear on the list comes from Madison Realty Capital, which is planning a roughly 217,000-square-foot mixed-use project at 46-09 69th Street in Woodside. The project will be split between 207,000 square feet of residential space and 9,000 square feet of commercial space, and it will stand 14 stories tall with 290 residential units.
9. 46-10 70th Street, Queens
The second part of Madison Realty Capital’s Queens project took the No. 9 spot on June’s list. The firm is also planning a building at 46-10 70th Street in Woodside that will span about 214,000 square feet with 191 residential units. The 12-story building will be split between about 143,000 square feet of residential space and 71,000 square feet of community space.
10. 1047 Beach 21st Street, Queens
Another Queens project rounded out the list for June. The city’s Economic Development Corporation filed plans for a roughly 211,000-square-foot project at 1047 Beach 21st Street in Far Rockaway, split between 182,000 square feet of residential space, 7,000 square feet of community space and 22,000 square feet of commercial space. It would stand 10 stories tall with 224 residential units.
