The top 10 biggest real estate projects coming to NYC

A development from NYCHA in Fordham was the largest project filed last month

New York City’s top July projects were all about the Bronx.

The borough was home to five of the top 10 largest projects in the city, including all of the top four. The project in first place was a planned development from the New York City Housing Authority at 373 East 183rd Street in Fordham, which will span about 165,000 square feet. A pair of Bronx residential projects from developer Peter Fine took second and third place, and a project planned for Port Morris took fourth place.

All five boroughs were represented on the list last month. Overall, it was split between five projects in the Bronx, two projects in Brooklyn and one project each in Manhattan, Queens and Staten Island.

The full list of July’s top 10 biggest real estate projects is as follows:

1. 373 East 183rd Street, Bronx
The largest project filed in July was from NYCHA, which is planning a mixed-use building at 373 East 183rd Street in Fordham spanning 165,361 square feet. The building will stand 14 stories tall and contain 182 residential units, along with community and commercial space. Danois Architects will design the building.

2. 261 East 202nd Street, Bronx
Another Bronx project comes from developer Peter Fine’s Bolivar Development. The residential building at 261 East 202nd Street in Bedford Park will stand 11 stories tall and span 121,217 square feet. Aufgang Architects will design the project.

3. 270 East 203rd Street, Bronx
The second part of Fine’s massive Bronx project in Bedford Park took third place. The developer is also planning to construct an adjacent residential building at 270 East 203rd Street that will span 119,625 square feet with 160 residential units across 11 stories. Aufgang Architects will design this building as well.

4. 750 East 134th Street, Bronx
Yet another Bronx project took fourth place for July thanks to a planned 113,272-square-foot development from Altmark Group at 750 East 134th Street in Port Morris. The project will be split between 103,816 square feet of residential space and 9,456 square feet of commercial space. It will stand eight stories and 85 feet tall with 133 residential units.

5. 1601 DeKalb Avenue, Brooklyn
Brooklyn’s first appearance on the list came thanks to Camber Property Group’s plans for a 100,444-square-foot project at 1601 DeKalb Avenue in Bushwick. The residential building will stand nine stories and 88 feet tall, and it will contain 128 units. As with Peter Fine’s projects, Aufgang Architects will design the project.

6. 160 Clarkson Avenue, Brooklyn
Developer Ephraim Heimfield filed plans for a 79,034-square-foot residential project at 160 Clarkson Avenue in Prospect-Lefferts Gardens. The building will stand seven stories and 75 feet tall, and it will include 116 residential units. Hill West Architects will design the project.

7. 188-11 Hillside Avenue, Queens
The first and only Queens project on the list is from Piermont Properties at 188-11 Hillside Avenue in Hollis. The project will span 72,468 square feet, split between 71,621 square feet of residential space and 847 square feet of community space. It will stand seven stories tall with 93 residential units and include a parking garage.

8. 335 Fifth Avenue, Manhattan
Manhattan’s first and only project on the list is from Pi Capital Partners at 335 Fifth Avenue in Koreatown. The project will include 82 residential units and be split between 56,000 square feet of residential space and 11,000 square feet of commercial space. The family-run company has owned the property since at least 1993, public records show.

9. 2064 Grand Concourse, Bronx
The Bronx returned to the list for the No. 9 spot with Thorobird’s plans for a 48,679-square-foot affordable housing building for seniors at 2064 Grand Concourse in Fordham. The project will stand 17 stories tall and contain 99 residential units.

10. 38 Bay Street, Staten Island
July’s list closes with a mixed-use project on Staten Island spanning 42,488 square feet. Developer Xiong Lin is planning the project, which will be split between 37,926 square feet of residential space and 4,562 square feet of commercial space. It will stand eight stories tall with 49 residential units.
