From a pair of next-door buildings in Park Slope to an apartment complex in Jamaica, these are the deals in New York’s mid-market investment sales world that hit public records last week.
- Blake Partners sold two Brooklyn mixed-use buildings at 157–159 5th Avenue in Park Slope for $23.25 million to two entities with Gregory Fournier as authorized signatory. Situated at the corner of Lincoln Place, the buildings each stand four stories tall. Blake had bought both in 2015 for $20 million.
- For $20.75 million, North Capital Investments LLC, with Yufeng Sun as authorized signatory, picked up a nine-story mixed-use apartment complex at 1985-1987 Third Avenue in East Harlem. The seller was 1989 3 Ave LLC, whose manager is Bo Jin Zhu, which had paid $16 million for the property in 2015.
- An apartment building at 308 West 82nd Street in the Upper West Side traded for $18.65 million. The buyer was RMW Selkirk LLC, whose sole member is Real Capital Analytics founder Robert M. White, Jr. Bank of America loaned $12 million for the purchase. Seller Selkirk 308 West 82nd Street LLC, registered to attorney Lawrence Fabian, bought the 12-story, 49-unit building in 2013 for $17.1 million.
- JMS Realty Corp. parted with five plots that appear to be vacant on Myrtle Avenue in Brooklyn for $12.45 million. The buyer was Throop LLC, linked to Ilan Cohen of the Daniel Group. YIMBY reported in 2017 that JMS had planned an eight-story building on the site, on the corner of Sanford Street in Bedford-Stuyvesant.
- The Albans Housing Development Fund Corporation and the Workforce Housing Group picked up 114-05 170th Street in Jamaica, Queens, for $11.15 million. The seller was longtime owner St. Albans Realty LLC, with Ram Cohen as manager. The six-story building spans just over 57,000 square feet and has 77 apartments.
