After a quiet October, large projects in Manhattan came back with a vengeance last month.
Developments in the borough made up half of the 10 largest projects filed with the city in November, including the second, third and fourth place spots.
But the largest project overall was a massive development planned for Flushing, while the top Manhattan entry was a mixed-use project planned for Billionaires’ Row. It has as many square feet as the list’s next five projects put together.
Overall, the list has five projects in Manhattan, four projects in Brooklyn and one project in Queens. No projects in the Bronx or Staten Island made the top 10.
Here’s the full list of November’s top 10 real estate projects:
1. 131-01 39th Avenue, Queens
Real estate investor Yuk Ming Yip is planning a roughly 664,000-square-foot, 368-unit megaproject in Flushing that will feature 339,000 square feet of residential space, 314,000 of commercial and 11,000 of community space. It will stand 19 stories and 245 feet tall. Yip bought it from Queens developer Andy Zhu in 2017 for $115 million.
2. 125 West 57th Street, Manhattan
Ken Horn’s Alchemy Properties filed plans for a roughly 260,000-square-foot mixed-use project on Billionaires’ Row. The project will include residential, commercial and community space, and stand 26 stories and 419 feet tall. Horn is developing the project with Brian Ray’s ABR Partners. It will feature a commercial condo for the Calvary Baptist Church, which is located on the site.
3. 561 Greenwich Street, Manhattan
This Hudson Square office project from Trinity Real Estate — the development arm of Trinity Church — will span almost 200,000 square feet and stand 19 stories and 252 feet tall. It will be mostly office space but include retail on the ground floor and terraces on four levels.
4. 2924 Eighth Avenue, Manhattan
Shibber Khan’s Criterion Group filed plans for this three-story self-storage warehouse in Upper Manhattan. The building will span about 74,000 square feet and stand 60 feet tall between West 154th and West 155th streets near the Harlem River Drive. Criterion appears to be building the project with Peter Castellana III of Western Beef.
5. 58 Vanderbilt Avenue, Brooklyn
Brooklyn’s top finisher on November’s list comes from developer Bruchy Lefkowitz. His mixed-use building planned for Clinton Hill will span about 72,000 square feet — 61,000 of residential space, 9,000 of commercial space and 1,000 of community space — and stand 107 feet and nine stories tall. It will include 90 residential units.
6. 815 Flatbush Avenue, Brooklyn
Developer Harry Einhorn filed plans for a roughly 63,000-square-foot mixed-use building in Flatbush. It will be split between 58,000 square feet of residential space and 5,000 square feet of commercial space, stand eight stories tall and have 76 residential units.
7. 212 East 125th Street, Manhattan
This East Harlem project from the Hakimian Organization will span about 54,000 square feet, split between 52,000 square feet of residential space and 3,000 square feet of ground floor commercial space. It will be 12 stories and 45 apartments.
8. 2339 Nostrand Avenue, Brooklyn
Hampshire Properties is planning a roughly 51,000-square-foot residential project in Midwood. It will stand seven stories tall and include 59 residential units. Woods Bagot will design the building.
9. 280 Meeker Avenue, Brooklyn
Cheskie Weisz’s CW Realty Management is planning to build a roughly 49,000-square-foot mixed-use project at 280 Meeker Avenue in Williamsburg, an address where two hotel plans have already fallen through. This project is to include 43,000 square feet of residential space and 5,000 of commercial space, stand eight stories and have 69 apartments.
10. 1009 Second Avenue, Manhattan
Wrapping up November’s list is Abraham Lokshin’s plan for a roughly 42,000-square-foot, mixed-use project in Midtown East. The 19-story building is to be largely residential — 40,000 square feet and 29 units — and have 2,000 square feet of commercial space.
