Brooklyn? Fuhgeddaboudit. Queens has the biggest outer-boro hotel projects

3-to-1 edge in total rooms; George Xu has two projects in the top 10

Outer-borough hotel builders are flocking to Queens.

Eight of the city’s 10 biggest hotels under construction outside Manhattan are located in the borough. In all, these hotels under construction this year are expected to bring 2,110 rooms to Queens and 768 to the more populous Brooklyn.

1. At 110-00 Rockaway Boulevard in South Ozone Park, the Resorts World Hotel is set to add 400 rooms to Queens’ hotel inventory. Part of Resorts World Casino, the long-planned hotel will stand 10 stories and cost $400 million to build, according to the Queens Chronicle. It will add some 500,000 square feet to the casino and include a fitness center, another gaming room and high-end restaurants. It’s slated to open in 2020, according to the article.

2. The dual-branded Courtyard by Marriott and Fairfield Inn, at 148-18 Archer Avenue in Jamaica, brings 388 rooms. The 15-story project also has a fitness center, parking and meeting spaces. Chris Xu’s United Construction & Development Group is the developer behind the hotel, which is already open. Its total floor area is about 204,000 square feet.

3. The 300-room Crowne Plaza at 131-02 40th Road in Flushing will be part of a 19-story mixed-use complex of three buildings, which includes apartments. Replacing a warehouse, the project is expected to finish in about three years, according to QNS. The owner of the development is Flushing Point Holding LLC, which acquired the site in 2015 for about $45.2 million from hotel developer Sam Chang, property records show.

4. With 285 rooms, the 13-story Ace Hotel at 266 Schermerhorn Street in Boerum Hill comes from a venture including GFI Hospitality and GFI Development Company, which filed plans for the project in 2013. The development has an alternative address of 61 Bond Street. The original projected completion date for the hotel appears to have been spring 2018.

5. The Hotel Bossert at 98 Montague Street in Brooklyn Heights will bring 282 rooms. The redevelopment of the historic structure comes from the Chetrit Group, which recently bought out its partner in the development. Chetrit and former partner David Bistricter acquired the building from the Jehovah’s Witnesses in 2012 for $81 million. This month Cantor Commercial Real Estate Lending provided a $112 million refi for the project. After years of delays, the project is set to open soon, sources previously told The Real Deal.

6. George Xu’s Century Development is constructing a 244-room Westin Hotel as part of a mixed-use development at 137-61 Northern Boulevard in Flushing. The project also will include apartments. Starwood Hotel & Resorts will operate the hotel.

7. In Jamaica, Able Hotel Management is reportedly bringing a Hilton Garden Inn Downtown Jamaica to 94-43 Sutphin Boulevard. It will have 221 rooms, but it does not appear that a building application has been filed yet. Plans to knock down a one-story building there were filed in 2016.

8. (tie) The 201-key Holiday Inn Express will rise 20 stories at 52-09 31st Place in Long Island City. The owner is Queens Plaza South LLC, with Delwar Hussain as managing member. Tied at No. 8 with 201 rooms is 95 Rockwell Place in Fort Greene, a venture from VOS Hospitality expected to open in 2020, according to the project’s website.

10. The Yotel Long Island City and the Four Points by Sheraton are each slated to have 178 rooms. The Yotel — the second in the Big Apple — has an address of 38-75 11th Street. It will stand 11 stories and have co-working space. The Sheraton, at 134-37 35th Avenue, is another Flushing development from George Xu. The mixed-use project also has a condominium portion.
