A frosty January isn’t cooling the ambitions of these sellers.
Combined, the top five homes listed last week in New York City totaled $156.4 million — and that doesn’t include a creative co-exclusive listing for one of the apartments. The total dwarfs the previous week’s top listings’ value by more than $36 million.
The rising ceiling of asking prices comes despite the final quarter of 2019 logging a nearly 40 percent drop year-over-year in sales of properties over $5 million. And the new year isn’t looking promising: The number of luxury contracts signed in the first two weeks of January was the lowest in seven years.
The Crown Building’s offering plan for its 21-unit condo was declared effective in late 2018 with 15 percent of its units in contract with a projected sellout of $892 million. Earlier that year sources claimed the six-bedroom penthouse that spans the building’s top four floors went into contract for $180 million.
Here’s a look at the most expensive apartments listed from Jan. 13 through Jan. 19, according to an analysis of StreetEasy and Compass data.
1. 730 Fifth Avenue, Unit #PH21 | Midtown | $59.46 million
The four-bedroom unit is one of 21 apartments in the boutique condominium that Russian real estate developer Doronin is building out on the upper floors of the Fifth Avenue property better known as the Crown Building. The 6,287-square-foot apartment spans the entire 21st floor and includes a library. The property will also consist of an 83-key Aman hotel with amenities such as a 25,000-square-foot spa, piano bar and wraparound terrace accessible to condo owners. 2. 730 Fifth Avenue, Unit #18A | Midtown | $34.5 million
A few floors below, a unit half the size at 3,746 square feet is asking for more than half the price. The three-bedroom apartment has a private terrace with views of Central Park, a 42-foot heated pool and Jacuzzi and a home theater. It is one of four apartments on the 18th floor and includes a home office, plus access to the Aman hotel amenities. Elliman’s Noble Black is handling the listing.
3. The Pierre, Unit #3101 | Upper East Side | $23 million
The two-bedroom co-op on the 31st floor includes a library, study and gallery. The unit had been linked to a three-bedroom apartment that occupies the entire floor below it, but is now being offered separately. The 30th-floor unit has 12 rooms and is priced at $37 million by itself; together, the duplex is listed for $60 million, a drop from the $70 million initially asked when it first appeared online in 2014. It’s been on and off the market since. The co-exclusive listing agents are Serena Boardman of Sotheby’s International Realty and John Burger of Brown Harris Stevens.
4. The Park Imperial, Unit #64 | Midtown | $19.95 million
The only full-floor unit at Related Companies’ 2002 condominium at 230 West 56th Street spans 8,000 square feet. It has six bedrooms and an open-concept living and dining area that faces a 100-foot-wide floor-to-ceiling glass wall facing Central Park. On the 64th floor, the condo amenities include a fitness center, concierge and 24-hour doorman. Kevin Brown, Craig George and Nikki Field of Sotheby’s have the listing.
5. The Getty, Unit #5 | Chelsea | $19.5 million
The full-floor, four-bedroom residence spans nearly 3,860 square feet and has a 159-square-foot terrace. The seven-unit condo, designed by infamously leather-clad architect Peter Marino, has direct elevator access and a kitchen layout designed by chef Daniel Boulud. The apartment also has a 16-foot tall gas fireplace. Shlomi Reuveni is handling the listing.
