You get what you get, and you don’t get upset. Especially if you get $15 million.

Brokerage founder Leslie J. Garfield’s former West Village townhouse sold for that amount this month, about $8 million less than its asking price three years ago.

The seller, developer David Slaven of Maspeth-based Red Brick Properties, paid Garfield $7.65 million for the Greek Revival home at 313 West 4th Street in 2015. He spent two years renovating and listed it for $23 million in 2018.

The renovations weren’t tweaks: Slaven reconfigured two levels, added a fifth floor and excavated the basement. The changes added 1,700 square feet to the property, bringing its total to 5,300.

The townhouse has five bedrooms, six bathrooms, a bluestone garden, an outdoor kitchen and a radiant heated sidewalk to cut down on shoveling and spreading ice-melt. Still, there were no takers.

As years went by and Manhattan’s luxury market lost ground, Slaven chopped the price until it reached $16.95 million. Leslie J. Garfield’s Matthew Lesser, Ravi Kantha and Matthew Pravda had the listing.

Before selling it to Slaven, Garfield had owned the property since 1969 as part of his personal investment portfolio.
