33 Vestry sells out with $13.5M penthouse trade

Duplex apartment in Dubbledam-designed building was once eyed by Lady Gaga

A long-stalled seven-unit condominium building in Tribeca designed by architect Winka Dubbledam and once eyed by Lady Gaga has sold out, more than five years after it first hit the market. The deal for the final unit at 33 Vestry Street — a 4,062-square-foot duplex penthouse with a 16-foot-long infinity pool — has closed, according to Town Residential, the exclusive marketing agent for the building. It traded for $13.5 million to Vestry Street Residence LLC, with an address at the law office of Peter Graubard. Town declined to comment on the identity of the buyer.

The boutique condo, which first hit the market in spring 2007, was developed by Charles Dunne, formerly of biopharmaceutical company ImClone.

Wendy Maitland was initially tapped to market the development while at the Corcoran Group in the mid-2000s and, upon moving to Brown Harris Stevens in 2006, she continued to head up sales for the project with Wilbur Gonzalez and Reid Price of I.D. Marketing, a high-end sales and marketing group attached to BHS. When Maitland moved to Andrew Heiberger’s Town Residential in 2010, the project came with her. Susan Green and Brett Miles of Town have headed up sales at the project ever since. (Gonzales and Price have also moved to Town in recent years.)

The building was taken off the market for 18 months by Maitland in 2008 after construction was forced to stall while foundation work was completed on the existing building next door, at 35 Vestry Street, which was said to be unstable.

Reid Price, director of new development at Town, said the sale of the penthouse is testament to the “growing demand for high-end real estate.”

The nine-story building, which is clad in translucent stone sheaths, glass and metal panels, features two multi-floor townhouses, four full-floor units and a duplex penthouse. Lady Gaga reportedly checked out the penthouse pad in 2010 as part of an epic hunt for a downtown apartment, which was chronicled by the New York Post.

Among those who have bought in the building are Greg Agran, head of commodities trading at Goldman Sachs, and Paula Sutter, the president of fashion label Diane Von Furstenberg, according to reports and public records. Agran purchased a four-bedroom, three-bathroom unit for $6.16 million, while Sutter and husband, Craig, bought a $5.29 million home. Both transactions closed in November 2011.
