The U.S. arm of Tokyo advertising titan Dentsu is expanding its footprint with yet another floor at Rudin Management’s 32 Avenue of the Americas in Tribeca.

The company signed a 10-year lease for 36,845 square feet on the 20th floor, giving it a total of nearly 220,000 square feet in the 27-story building. The tenant’s fiefdom extends to the fifth, sixth, 16th, 20th and 25th floors in full, and part of the 24th.

Jones Lang LaSalle brokers Alexander Chudnoff and Scott Vinett represented Dentsu, while Robert Steinman represented Rudin in-house. Asking rent was in the high $40s per square foot, Chudnoff told the New York Observer.

Rudin signed a 60,000-square-foot renewal deal with Verizon there last month. And in June, the Drama League Theater Center took 4,000 square feet. [NYO]Mark Maurer
