Steepest, cheapest listings to hit Manhattan market this week

Superbroker Dolly Lenz and Brett Forman of Dolly Lenz Real Estate had the priciest single-family residential listing to hit the Manhattan market this week with a $16.9 million condominium at 158 Mercer Street in Soho. The four-bedroom listing in the New Museum Building is scant on detail, but building amenities in the full-service condominium include a doorman, elevator and storage.

The second-steepest property to hit the market this week is a $14.9 million co-op at 459 West Broadway, also in Soho. Listed by Warburg Realty’s Jay Glazer, Bonnie Chajet and Lisa Chajet, the fully-customized penthouse loft spans 4,315 square feet and boasts a 1,500-square-foot open-view teak roof deck, a solarium that is convertible to a bedroom, 18-foot ceilings and a key-locked elevator. Two wood burning fireplaces in the living and dining rooms, custom walnut cabinetry and bookcases and an adjustable flat-screen TV on hydraulic rotation round out the pad’s plush accoutrements.

Third on the steep end this week is a $12 million two-bedroom duplex condominium at 299 West 12th Street in the West Village. Designed by Emery Roth in 1930, the property boasts two terraces with 800 square feet of outdoor space fringed by cherry trees, views from the Empire State Building to One World Trade Center, high living room ceilings, wood burning fireplaces and a built-in sound system both indoors and out. The home also features a new cook’s kitchen, spa bathrooms and a hidden home office.

The cheapest listing to hit the market this week is located uptown at 60 Cooper Street in Inwood. This two-room studio co-op is asking $124,900 and is located in a building with a bike room, elevator, laundry in building, a live-in super and package room. The listing, in the hands of Peerless Properties’ Richard Dinerman, offers up no specific details on the unit itself.

Second on the inexpensive end this week is a $165,000 one-room studio co-op at 103 East 84th Street on the Upper East Side. The home features a renovated bathroom and closets, private storage and is located in a 24-hour doorman building. The hotel-style galley kitchen is located outside the unit, and building amenities include a bike room, live-in super, laundry room and garage parking. Douglas Elliman’s Charles Hawkins, Julia Jiang and Zhuo Chen have the listing.

The third-cheapest listing of the last week, priced at $175,000, is located at 41 Convent Avenue in West Harlem. The one-bedroom restricted-sale co-op in the St. Agnes Apartments building boasts south and west exposures, washer/dryer hookup in the unit, a 24-hour doorman and an elevator. Only all-cash purchases are acceptable, according to the listing, which is in the hands of Douglas Elliman’s Brian Phillips and Vatisha Smith.
