Plans filed for 106-unit rental at DoBro’s 285 Schermerhorn

Despite reports that TF Cornerstone made an offer for Brooklyn Community Services’ seven-story headquarters in the borough’s downtown, no land has changed hands just yet. And yet, a new building application filed with the Department of Buildings reveals plans to double the size of the existing building.

The plan, spotted by New York YIMBY, calls for the structure at 285 Schermerhorn Street to be stretched to 14 stories and fashioned into a 106-unit, 91,000-square-foot apartment tower. The developer is Second Development Services, and the architect is listed as GF55 Partners. The job is described as “a vertical enlargement and conversion of [an] existing building,” suggesting the prewar structure’s façade may remain in place. The units will be rentals measuring roughly 800 square feet each, and an additional 6,600 square feet of retail and office space will be located on the building’s first and second floors, according to YIMBY.

SDS counts Richard Meier’s On Prospect Park at 1 Grand Army Plaza, the Vos Hotel at 95 Rockwell Place And 22 Bond Street in Manhattan among its other projects. The developer has previously collaborated with GF55 on 75 Columbia Street, in Cobble Hill.
