To start 2016, six contracts signed at $4M and up: Olshan

The holiday season and New Year’s took the bite out of Manhattan’s luxury market last week, with six contracts signed on properties $4 million and up, according to Olshan Realty’s weekly luxury market report. But that’s in line with year’s past – 11 contracts were signed during the same time last year, compared with nine in 2014.

For the week of Dec. 28, 2015 through Jan. 3, the total asking price sales volume was $70.4 million, with an average asking price of $11.7 million. The average discount from the original asking price was 5 percent, and the average number of days on market was 254.

The No. 1 contract was Unit 86A at Trump World Plaza at 845 United Nations Plaza, asking $17.75 million, down from the initial asking price of $19.5 million in June 2015. The 4,700-square-foot condo has four bedrooms. Previously, scientist William Haseltine, paid $9.8 million for the pad in 2008.

The second-highest contract was at 40 Bond Street, asking $14.5 million, slightly less than $14.9 million in June 2015. The 3,288-square-foot condo has a 41-foot living and dining room with a wood-burning fireplace, and it was last sold in 2007 for $10.4 million. [Olshan Realty] – E.B. Solomont
