JBS Logistics inks 380K sf industrial lease in expansion move

The transportation and warehousing firm is moving into the Aurora facility from Naperville

JBS Logistics & Warehousing has inked a deal for a 382,000-square-foot industrial building in Aurora.

The division of Stan Koch & Sons Trucking is moving into a food-grade warehouse at 999 Bilter Road owned by Liberty Property Trust, according to NAI Hiffman, which represented the company in the lease negotiations.

JBS is moving from a 310,000-square-foot facility at 2043 Corporate Lane in Naperville.

In addition to the Aurora facility, the company provides transportation, storage and fulfillment services from locations in Dallas, Los Angeles and El Paso, Texas. The Aurora facility features 30-foot ceilings, 68 dock doors, and rack storage for more than 40,000 pallet positions.

Surging e-commerce sales have fueled demand for warehouse space throughout the Chicago area, leading to record-high industrial rents and the lowest vacancy rates in 17 years.

Investors and developers have jumped in: A Transwestern report this week said more than 7.3 million square feet of new construction has been completed this year, with nearly 10 million square feet more in the pipeline — most of it spec space. That has also prompted fears the market is overheating.
