McCaffery and Hines launch Lincoln Common condo tower
 project

The massive redevelopment of the former Children’s Memorial Hospital is entering its final stage

McCaffery Interests and Hines Interests’ redevelopment of the former Children’s Memorial Hospital in Lincoln Park is heading into its final stage, with work beginning in earnest on the project’s condominium tower.

Chicago-based McCaffery and Houston-based Hines this week applied for a building permit for the seven-story, 31-unit condo building planned as part of its massive overhaul of the former hospital site at Lincoln Avenue, Fullerton Avenue and Halsted Street.

The project also includes two 20-story apartment towers, a six-story office building, a senior living facility and more than 100,000 square feet of office and retail space. The condo tower is the last of the buildings to get underway, with much of the rest of the project being delivered in the near future, said Megan Warmouth, property services marketing manager for McCaffery.

The apartment buildings will be delivered in the spring, while the retail space will go online in the summer or next fall, Warmouth said. The senior living center, which is being developed by Belmont Village, also is underway.

The condo complex is expected to be delivered in spring 2020, Warmouth said. Plans call for 31 units — down from the original concept of 40, according to the development’s website.

The permit McCaffery is seeking covers only the foundation work, with the bulk of the project slated to begin in the spring, Warmouth said.

Work began last year on the $350 million redevelopment of the former hospital site, which also includes an acre of public space. In March, the development landed its anchor retail tenant when fitness club Equinox inked a lease for the space at the southeast corner of Fullerton and Lincoln avenues.

This isn’t McCaffery’s only major redevelopment project in the city. The Chicago-based firm is working to turn the former Ickes public housing complex on the Near South Side into a mixed-use facility with 972 apartments.

Houston-based Hines, meanwhile, wants to tear down the former McDonald’s corporate offices in Oak Brook, with plans to redevelop the site with office, residential hotel and retail space.
