BlitzLake Partners plans an eight-story apartment building in Lakeview, the latest project looking to capitalize on a robust rental market fueled by an influx of young workers seeking housing in the city.

The Chicago-based developer is seeking a city building permit to begin work on the 140-unit apartment building at 3300 North Clark Street, city records show. Plans also call for about 10,000 square feet of retail space facing Clark and School streets, according to Alderman Tom Tunney’s (44th) office.

BlitzLake’s project qualifies as a transit-oriented development, and it would have 20 parking spaces and parking for 66 bicycles, according to Curbed. Plans also call for an amenity deck.

The building’s planned height and density were reduced a number of times, with the original project set to rise 127 feet and include 171 units, Curbed reported in January. It was reduced to 108 feet before settling on a height of 92 feet and 140 apartments.

The building would rise on the former site of the Lakeview Learning Center. A demolition permit was approved in May, records show.

A representative for BlitzLake did not immediately respond to a request for comment.

The building would be a block north of BlitzLake’s Lakeview 3200 development, a 90-unit residential tower with a ground floor Target at Clark and Belmont Avenue. That building was eventually sold to Standard Companies for $53 million.

A mile west of BlitzLake’s development, Newport Realty is working on a five-story apartment building with ground-floor retail. Also nearby, JDL Development and Harlem Irving Companies are looking to sell their 269-unit luxury apartment complex in Lakeview.
